In Beverly Hills, a pair of neighboring estates, each featuring a modern masterpiece by architect Paul McClean, have come on the market for a combined $35.4 million.
Known for his ultramodern concepts that emphasize the surrounding environment, McClean has become something of a household name in Southern California’s speculative development scene.
After founding McClean Design in 2000, the Irish architect has had a hand in some of Los Angeles’ most spectacular building projects, many of which have fetched eight- and nine-figure sums on the open market. One of his latest projects, a colossal 100,000-square-foot giga-mansion called “The One,” is said to carry a price-tag of $340 million.
The pair of McClean designs now for sale are currently in the last stages of being completed, allowing for a potential buyer to customize the property to their liking, according to luxury real estate specialist Jonathan Nash of Hilton & Hyland, a founding member of Forbes Global Properties.
“Developers don’t always predict the taste of a buyer accurately,” said Nash. “This type of opportunity is a way to ensure the buyer is able to tailor the home to their specifications.”
The larger of the two properties, located at 1210 Laurel Way, is listed for $18.5 million. Set on more than a third of an acre, the property is anchored by a soaring McClean showplace that features interior concepts by noted designer Waldo Fernandez.
A towering waterfall feature that flows into a reflecting pool kicks off the entrance to the home. The entry is approached by a suspended glass bridge that crosses over an interior atrium to reach the threshold.
Inside, tempered walls of glass leave little to the imagination while opening the interiors to park-like views. Retractable floor-to-ceiling walls of glass connect the open-concept kitchen and living areas to the outdoors. On the lower floor, two rooms bookend an intimate sitting that overlooks a reflecting pool. The primary suite — one of six bedrooms and nine bathrooms — lies in a cantilevered wing that protrudes out towards an infinity-edge swimming pool.
Located next door at 1200 Laurel Way is a low-slung McClean design seeking $16.9 million. Renderings for the more than half-acre property, which is nestled into a sloped hillside, show a sprawling contemporary tailored for car enthusiasts. Among features of note are a large motor court and a showcase garage with a motorized turntable. Interior walls of glass look into the striking garage, while a cantilevered wing that holds the living room overlooks the motor court.
In addition to five bedrooms and seven bathrooms, the residence is loaded with amenities, including a wellness center, a media room, a gym and a wine wall. The common areas and bedrooms all flow onto a massive wrap-around patio surrounding a dazzling curved infinity-edge pool.
Although the adjacent properties are offered separately, Nash said it’s not uncommon in Los Angeles for an ambitious homeowner to purchase a neighboring property to create a large estate or compound.
“For many wealthy buyers, privacy is the ultimate amenity,” he said. “And they are often willing to pay a premium to get it.”
